So why get a building and pest inspection?
Buying a property without researching it is like buying a car without a test drive or roadworthy.
If your prospective property is up for auction, you have no avenue for recourse should you find a problem after the auction. Real Estate Agents will generally be more than happy for you to arrange for an inspection prior to the auction, so you are fully aware of what you are buying prior to committing your hard earned dollars. Many of our clients have used our service as a means to deciding whether or not to bid at auction.
If you are looking at a private sale, obtaining a building and pest inspection can make you aware of any issues with the property, which can take you into the sale knowing how hard to negotiate. We can provide details of your prospective property whilst it is under offer or during your cooling off period. The inspection reports are a valuable tool which can significantly influence the sale price. You are also then fully aware of what you have paid for, with no surprises attached.
Building Inspections
A building inspection includes a full inspection of the structural soundness of your prospective home. This is done either pre-purchase or pre-auction. Our inspector will check all accessible areas of your property including the sub-floor and ceiling spaces. They check the integrity of the structure, as well as applying the building code to ensure that the building is compliant with the Code and any associated Australian Standards.
A full written report is either emailed or posted to you with full explanations of the condition of the property, and you will be given a verbal report as soon as is practicable.
All inspections are caried out in accordance with Australian Standard AS 4349.1.
Pest Inspections
A pest infestation can be one of the most damaging problems a property can suffer. Our pest inspector will check for both current live termite infestations, as well as evidence of any prior infestation. All pest inspections are conducted both sub-floor and in ceiling spaces as are practicably accessible.
All inspectionas are conducted according to Australian Standard AS 4349.3.
