Seller inspections ( also referred to as pre-listing inspections) are becoming more popular because they virtually eliminate all the pitfalls and hassles associated with waiting to do the home inspection until a buyer is found.  In many ways, waiting to schedule the inspection until after a home goes under agreement is too late.  Seller inspections are arranged and paid for by the seller, usually just before the home goes on the market.  The seller is the inspector’s client.  The inspector works for the seller and generates a report for the seller.

They provide vendors with the opoortuntiy to indentify and  recitify any issues on the property prior to  listing / sale  and provide the propsective buyer with information  which means no supprises for the vendor or the buyer.

This inspection report may be the one thing that makes someone decide your house is the one for them. When you are being upfront about any minor issues with your house, they don’t need to go to the time or expense of organising an inspection themselves. On the other hand it gives you the opportunity to rectify any small defects prior to putting your house on the market making it easier to get the best price possible for home.
